T% Tea + Coffee is a Stockton-based boba tea brand. Instead of a traditional franchise structure, the brand allows business owners to enter licensing agreements. The chain has 5 locations in California, with stores in Sacramento, Davis, and Elk Grove.

The menu includes ceremonial matcha drinks, milk tea, smoothies, and one-of-a-kind Thai series and mochi series drinks. The brand also rotates seasonal specials varying from fruit-infused tea to juices and smoothies.

The center, located on the northwest side of Elk Grove Blvd and Big Horn Blvd, mainly consists of personal care businesses like spas, fitness centers, massage shops, and nail shops. The only other dining option in the center is BAMBU Desserts & Drinks, which serves boba tea, waffles, and mochis.
